How Affordable are Cleveland's Apartments?

The National Low Income Housing Coalition tracks rent, wages, and other numbers, eventually tallying them up in reports that show how affordable apartments are across the country.

What's the situation like in Cleveland, an area that by all standards should have reasonably affordable rentals available to a struggling population? Not great, not bad.

In the Cleveland-Elyria-Mentor metro areas, the NLIHC says "Fair Market Rent" for a two-bedroom join is $720. They also define affordable rent as not more than 30% of your income. After the jump, the details on how much you need to make and how many hours you have to work to make a lovely abode a reality without bleeding into your discretionary funds (for booze, smokes, cable, etc.)

In Cleveland-Elyria-Mentor MSA, the Fair Market Rent (FMR) for a two-bedroom apartment is $720. In order to afford this level of rent and utilities, without paying more than 30% of income on housing, a household must earn $2,400 monthly or $28,800 annually. Assuming a 40-hour work week, 52 weeks per year, this level of income translates into a Housing Wage of $13.85.

In Cleveland-Elyria-Mentor MSA, a minimum wage worker earns an hourly wage of $7.40. In order to afford the FMR for a two-bedroom apartment, a minimum wage earner must work 75 hours per week, 52 weeks per year. Or, a household must include 1.9 minimum wage earner(s) working 40 hours per week year-round in order to make the two bedroom FMR affordable.

In Cleveland-Elyria-Mentor MSA, the estimated mean (average) wage for a renter is $11.47 an hour. In order to afford the FMR for a two-bedroom apartment at this wage, a renter must work 48 hours per week, 52 weeks per year. Or, working 40 hours per week year-round, a household must include 1.2 worker(s) earning the mean renter wage in order to make the two-bedroom FMR affordable.
